Seawall repair in Wilton Manors
Need seawall repair in Wilton Manors? With the North and South Forks of the Middle River wrapped around the Island City, there is a lot of older private seawall here. We assess the wall on site and coordinate the repair with a licensed local seawall contractor.
Common seawall failures in Wilton Manors
- Cracked caps and spalled panels on older concrete walls. See seawall cap repair.
- Failed joints and settling behind the wall. See leaks, soil loss and sinkholes.
- Walls starting to lean after decades on the river. See panel and tieback failure.
- Yards that erode toward the river where a wall no longer holds soil. Our signs of seawall failure checklist shows how urgent each of these is.
How the on-site assessment works in Wilton Manors
We come out, walk the wall from the yard and, where we can, look at it from the water at low tide. We photograph cracks, joints, the cap line and the toe, probe soft ground behind the wall, and note what the repair will likely involve. Narrow lots and mature landscaping make yard access tight in Wilton Manors, so we note whether the work will need to come from the water. Wilton Manors has no 4 foot option for a substantially rehabilitated wall, so where a repair is close to that line we say so before anyone prices it.

Wilton Manors is known as the Island City because the North and South Forks of the Middle River surround much of it. Many homes back onto the river or its side canals, which means a lot of private seawall in a small city. The water here is calmer than the open Intracoastal, but it is still tidal and salty, and walls age the same way.
Wilton Manors' seawall rules
Quick answers for Wilton Manors: Wilton Manors Seawall Height Requirement: 5 Feet, With No 4 Foot Option; Wilton Manors Seawall Raise Deadline: The 60 and 365 Day Rule; Do You Need a Permit to Repair a Seawall in Wilton Manors?.
Wilton Manors points out that its seawalls are almost entirely privately owned, so the city relies on owners to raise them (City of Wilton Manors). The rules come from Ordinance 2020-002 (May 26, 2020) and sit in Chapter 11 of the city code (Wilton Manors Code, Ch. 11):
- Height. Section 11-27 requires all new or substantially rehabilitated seawalls, seawall caps, canal banks and berms to reach at least 5 feet NAVD88. Unlike some Broward cities, the city code does not list a 4 foot option before 2035.
- Disrepair. A wall is presumed to be in disrepair if it lets the yard erode, lets soil wash through the wall, or lets tide water flow through or over it onto a neighbor's property or the street.
- Citation timeline. If the city cites a wall, the owner has to show progress within 60 days and finish repairs within 365 days. If the repair counts as a substantial repair, the wall has to be designed, permitted and built to the 5 foot standard within those 365 days.
- Tie-ins and drainage. New barriers should tie back to the walls next door where practicable to close gaps, and must stop tide water from flowing through while still relieving water pressure from the yard side.
- Rip-rap. A new vertical seawall where none existed before needs natural limerock rip-rap or another approved habitat feature on the water side.
- Docks. The city also regulates how far docks and boats sit from property lines and the center of the waterway, which matters on the narrower canals off the Middle River.
Seawall permits in Wilton Manors
Seawall, dock and boat lift work is permitted through the city's Community Development Services, (954) 390-2180, with applications filed online. The city's checklist (revised May 6, 2024) asks for a signed and sealed survey less than two years old, signed and sealed engineering drawings, Broward County environmental review approval and an Environmental Resource General License, and approval or correspondence from the state, the U.S. Army Corps of Engineers and the South Florida Water Management District where they apply. HOA approval is needed where required, new pilings need a special inspector form, and plans go through structural, zoning and public utilities review (city checklist, Broward 311). A licensed contractor normally handles all of this, so ask for permitting to be listed in your written quote.
If the city has cited your wall, keep the notice and its date. The 60 day progress deadline is short once you allow for an inspection, engineering and a Broward County review, so it is worth getting a contractor out early. Confirm the exact rule for your address with the city or your contractor.
What a contractor checks on a Wilton Manors seawall
Most Wilton Manors walls sit on the North and South Forks of the Middle River or their side canals. A first visit usually covers the same points as a good seawall inspection:
- the cap: cracks, spalling, exposed steel and any separation from the panels,
- panels and joints: open joints and soil washing through, which Sec. 11-27 treats as a sign of disrepair,
- tiebacks, any lean in the wall, and scour or missing rock at the base,
- the yard side: sinkholes, settling and cracked decks or patios behind the wall,
- where your wall meets the neighbors' walls, since the code asks new barriers to tie in where practicable,
- the top of wall elevation compared with 5 feet NAVD88, which takes a survey to confirm.
What drives seawall repair cost in Wilton Manors
There is no set price. The biggest factors are the length of wall that needs work, what is causing the damage, and access, since narrow lots and mature landscaping can push work onto the water. The other big question is whether the job counts as a substantial rehabilitation under Sec. 11-27. If it does, the wall, cap, bank or berm has to reach 5 feet NAVD88, and the city code lists no lower interim option, which can add height, concrete and steel. Engineering, a sealed survey and county review add cost too. When the wall below is sound, a targeted seawall cap repair or a joint and crack seawall repair usually costs far less than a new wall. Our seawall cost guide lists published South Florida price ranges.
Upstream on the Middle River, Oakland Park applies its own Sec. 14-1, which allows 4 feet NAVD88 for applications before 2035 if the wall is designed to reach 5 feet. Downstream, see the Fort Lauderdale seawall rules. Questions about your wall? Call (754) 484-1777 or request a free quote at ftlseawallrepair.com.
Low walls along the river can let water into yards during king tides. If that is happening at your home, it is worth asking a contractor whether a new cap or a raised wall makes sense, and how it ties in with your neighbors' walls.

What seawall height applies in Wilton Manors?
Wilton Manors Code Section 11-27, adopted by Ordinance 2020-002, requires new or substantially rehabilitated seawalls, seawall caps, canal banks and berms to reach at least 5 feet NAVD88. Under Section 11-27, the owner has to show progress toward the repair within 60 days of the notice and complete it within 365 days of the citation. If the repair counts as a substantial repair, the wall has to be built to 5 feet NAVD88 within those 365 days.
What does Wilton Manors require for a seawall permit?
The city's Docks, Seawalls and Boatlifts checklist asks for a signed and sealed survey less than two years old, sealed engineering drawings and Broward County environmental approvals, plus state, Army Corps and water management district approval or correspondence where they apply. Section 11-27 of the city code does not list a 4 foot option. It requires new or substantially rehabilitated seawalls, caps, canal banks and berms to reach at least 5 feet NAVD88. Some other Broward cities, such as Fort Lauderdale and Oakland Park, allow 4 feet for applications before 2035 if the wall is designed to reach 5 feet.
How much does seawall repair cost in Wilton Manors?
It depends on the length of wall, the cause of the damage, access and whether the job is a substantial rehabilitation that must reach 5 feet NAVD88 under Sec. 11-27. Published South Florida ranges run from about $1,500 to $4,500 for a partial cap repair to $250 to $400 per linear foot for a new concrete panel wall, before engineering and permits. A written quote after an on-site look is the only reliable number.
What does a contractor inspect on a Wilton Manors seawall?
The cap, the panels and joints, tiebacks and any lean, scour at the base, settling or sinkholes in the yard, the tie-in with neighboring walls, and how the top of the wall compares with the 5 foot NAVD88 standard. An exact elevation needs a survey.
