How the on-site assessment works in Pompano Beach

We come out, walk the wall from the yard and, where we can, look at it from the water at low tide. We photograph cracks, joints, the cap line and the toe, probe soft ground behind the wall, and note what the repair will likely involve. Pompano Beach requires engineer-prepared plans that show your wall and the walls next to it in NAVD88, so we note neighbor wall heights and conditions as part of the visit. You get photos and a plain explanation, and we line up a licensed contractor who works in Pompano Beach.

Pompano Beach's seawall rules

Quick answers for Pompano Beach: Pompano Beach Seawall Height Requirement: 5 Feet Minimum, 5 Feet 10 Inches Maximum; Pompano Beach Seawall Raise Deadline: When You Must Raise to 5 Feet; Do You Need a Permit to Repair a Seawall in Pompano Beach?.

Pompano Beach has one of the most detailed seawall codes in Broward. Chapter 151 regulates structures on waterways, and the city put its current tidal flood barrier standards in place in January 2022 (city flyer). Section 151.05 says (Pompano Beach Code Sec. 151.05):

  • Height range. New and substantially repaired tidal flood barriers need a minimum of 5 feet and a maximum of 5 feet 10 inches NAVD88.
  • Engineering. Plans must be prepared by a Florida licensed engineer, show your wall and the adjacent walls in NAVD88, and be approved by the City Engineer.
  • Citation clock. A barrier that lets tidal water onto a neighbor or the right-of-way is a citable public nuisance, with 60 days to show progress and 365 days to get permits, build and pass final inspection.
  • Dock work can trigger a raise. Barriers below 5 feet must be brought up to 5 feet when work on attached structures such as docks exceeds 50 percent of the cost, as determined by the City Engineer, of the barrier along the shoreline. The city says your contractor must submit a cost analysis, including the cost of raising the wall to 5 feet, whenever dock, piling or lift work is proposed on a wall below 5 feet (city flyer).
  • Footprint. A new cap may extend no more than 36 inches seaward of the existing wet face, and a rebuilt wall generally has to stay within 12 inches of the old wet face unless the City Engineer approves more.
  • Rip-rap. Tidal flood barriers need natural limerock rip-rap or another approved habitat feature on the water side.

Seawall permits in Pompano Beach

Because plans need City Engineer approval, seawall projects in Pompano Beach start with a Florida licensed engineer and a survey in NAVD88. The city takes seawall and dock questions at docksandseawalls@copbfl.com and keeps owner information at pompanobeachfl.gov/floodbarrier (city flyer). Structural seawall work also needs a Broward County license for work in county waters (Broward 311). Confirm the exact rule for your address with the city or your contractor.

Pompano Beach seawall questions

Do Pompano Beach seawall repairs need a permit?

Most structural repairs and new walls need a city building permit, and tidal work may also need Broward County environmental review. Your contractor normally handles permits.

My wall faces the open Intracoastal. Does that change anything?

Walls on open water usually take more wave and wake action, so contractors pay closer attention to toe scour and may suggest riprap or a stronger design.

What seawall height applies in Pompano Beach?

Pompano Beach Code Section 151.05 sets a minimum of 5 feet and a maximum of 5 feet 10 inches NAVD88 for new and substantially repaired tidal flood barriers, with engineer-prepared plans approved by the City Engineer. Confirm the details for your address with the city or your contractor.

Does dock work trigger a seawall raise in Pompano Beach?

It can. Under Section 151.05, barriers below 5 feet must be raised when work on attached structures such as docks exceeds 50 percent of the cost of the barrier along the shoreline. The city asks contractors to submit a cost analysis that includes raising the wall.

I got a seawall citation in Pompano Beach. How long do I have?

The city says the owner must show progress within 60 days of the citation and, within 365 days, obtain permits, build and pass final inspection on improvements that meet the minimum elevation and design rules.
