Seawall Repair: Diagnosis, Methods and Costs in Fort Lauderdale

Sinkholes behind the wall, open joints, leaning panels or cracked caps. We assess your seawall on site, document what is wrong, and coordinate the repair with the right licensed local seawall contractor.

What seawall repair actually involves

A seawall is not one solid object. It is a row of concrete panels or sheet piles driven below the canal bottom, tied together along the top by a reinforced concrete cap, and held upright by steel tieback rods that run back into the yard to buried concrete anchors called deadmen. Weep holes and filter fabric let water drain out of the yard while keeping soil in. A municipal seawall manual from Holmes Beach puts it simply: a seawall is meant to keep the land in, rather than the water out, and the panels themselves are not watertight (Holmes Beach Seawall Manual).

That matters for repair, because almost every failure starts in one of those parts and then spreads to the others. A rusted tieback lets the cap rotate. A rotating cap opens the joints. Open joints leak soil, and the yard behind the wall starts to sink. Good seawall repair finds the part that failed first and fixes the cause, not just the symptom you can see from the patio.

Fort Lauderdale and the rest of South Broward add two local pressures. Saltwater and tidal swings work on the steel inside the concrete every day, and the regional tidal flood barrier rules mean a big enough repair can also require raising the wall to a set elevation. Both shape what a sensible repair looks like here.

Diagnosis table: symptom, likely cause, typical fix

Use this as a starting point, not a verdict. The same symptom can have more than one cause, and only an on-site look, and for structural work an engineer, can confirm which one you have. The causes and remedies below follow the problem-by-problem guidance in two Florida municipal seawall manuals (Holmes Beach, Key Colony Beach) and the concrete repair practice of the U.S. Bureau of Reclamation (Guide to Concrete Repair).

If several of these show up at once, for example a wavy cap, a sinkhole and a rust-stained horizontal crack, the wall may be past targeted repair. That is the point to compare a repair scope with seawall replacement. For a quick self-check before you call, our signs of seawall failure checklist sorts each symptom into watch, call soon or urgent.

Seawall repair methods, from small to large

Crack sealing and injection

Dry cracks in sound concrete are usually cleaned, fitted with injection ports, sealed at the face and injected with epoxy, which bonds the two sides of the crack. Cracks that are actively leaking are a different job. The Bureau of Reclamation describes water-reactive polyurethane resins for sealing leaking cracks and joints: they use the water itself to cure and stay flexible, so they can seal seepage without drying the structure out first (Guide to Concrete Repair, Reclamation research update). The trade-off is that a flexible seal stops water and soil but does not restore the strength of a cracked panel. Our seawall crack repair guide covers how to tell the crack types apart.

Joint sealing and filter fabric

Most soil loss happens at the joints between panels, not through the panels. The fix is to seal the seam and put filter fabric or graded stone behind it so water can drain while soil stays put (Holmes Beach, New York Sea Grant). Done without a filter, a seal can trap water and push the problem to the next joint.

Void filling behind the wall

Once soil has escaped, there is an empty space behind the panels even if the lawn still looks flat. Contractors fill it with clean compacted fill where they can dig, or by injecting expanding polyurethane foam through the yard or the wall where they cannot (JKT Marine). Filling a sinkhole with topsoil and walking away does not count: the soil keeps leaving through the same opening. See seawall leaks, soil loss and sinkholes.

Drainage restoration

Weep holes clog with sand and French drains lose their rock over time. Clearing weep holes, replenishing or adding a French drain, routing yard and roof water away from the wall and adding supplemental drains all reduce the water pressure that pushes panels outward (Holmes Beach).

Cap repair and replacement

The cap is often the first part to crack and spall because it sits in sun, salt spray and splash. Small spalls can be repaired. Where the cap's steel is badly corroded, the cap is removed and a new one is formed and poured, often with new tiebacks tied into it. A new cap is also the most common way to add height. Details are on our seawall cap repair page.

Tiebacks, anchors, walers and piles

When a wall leans, the usual fixes are new tieback rods and deadmen, helical tiebacks screwed in at an angle, or a waler, a reinforced concrete beam on the water side about two feet below the cap with its own rods back to new anchors. Concrete or wood piles driven in front of the wall can hold the toe in place (Holmes Beach). Which one fits depends on yard access, what is buried behind the wall and an engineer's design. See seawall panel and tieback failure.

Toe protection and rip-rap

Rock at the base of the wall protects the berm from wake and current. It works well on busy water, but it sticks out into the canal and can get in the way of a future dock (Holmes Beach). Broward County's general environmental license covers limerock rip-rap at the face of an existing wall when it is clean, avoids seagrass and is placed no steeper than 2 horizontal to 1 vertical (Broward County).

Panel replacement or a new wall

Broken panels can sometimes be replaced one at a time. When failures are spread along the wall, a new wall in front of the old one or a full rebuild is usually the honest answer. That is covered on our seawall replacement page.

How it works: from on-site assessment to licensed repair

How a repair moves from your first call to a final inspection.
  1. You call or send photos. Tell us your town, what you are seeing and roughly how long the wall is. Photos from the water side at low tide are the most useful.
  2. We assess the wall on site. We walk the wall, look at the cap, joints, panels and yard, check where your wall meets the neighbors' walls and any dock, and photograph what we find. We explain what we saw and which kind of contractor the job needs.
  3. We coordinate the right licensed contractor. Crack and joint work, tieback work and full replacement are different specialties. We bring in a licensed, insured local seawall contractor who does that kind of work in your town and share our photos and notes, so you do not have to start from zero.
  4. The contractor scopes and prices the repair. You get a written scope and price before any work starts. Structural work needs engineering, and you can check any contractor's license on MyFloridaLicense.com.
  5. Permits. Structural seawall work needs a city building permit, and Broward County requires a license before any work in, on, over or under county waters (Fort Lauderdale checklist, Broward 311). The licensed contractor applies for both.
  6. Repair and final inspection. The contractor does the work under the permit and schedules the city's inspections. Several Broward checklists also ask for a final survey after seawall work.

The licensed contractor holds the permit and does the construction. Our part is the on-site assessment, clear documentation and getting the right licensed professional to your wall.

What seawall repair costs in Fort Lauderdale

Published prices vary widely because "seawall repair" covers everything from sealing one crack to re-anchoring a whole wall. These are typical published figures, not quotes, and each is linked.

The two Fort Lauderdale per-foot sources disagree by a factor of two or more for similar work, which is normal for this trade: scope, access and what is included differ. Our Fort Lauderdale seawall repair cost guide has a per-linear-foot table and a worked 100 foot example.

When a repair can trigger the height rule

In Fort Lauderdale, a repair becomes a substantial repair when it modifies more than 50 percent of the length of your shoreline, or costs more than 50 percent of the wall's fair market replacement cost. A substantial repair has to be built as a tidal flood barrier at 5 feet NAVD88, or 4 feet for applications before January 1, 2035 when designed to reach 5 feet by 2050, along the whole shoreline (Ordinance C-23-05). Docks, finger piers, piles and separate footers do not count toward the 50 percent test, but a concrete dock poured monolithically with the cap does. Ask for a targeted repair and a compliant rebuild to be priced side by side when you are near the line. The Fort Lauderdale height ordinance guide explains the rule, and seawall rules by city covers the other seven towns.

Each town page covers the local waterways, the failures we see most there and that city's code, permits and contacts.

Seawall Repair questions

Can a leaning seawall be repaired, or does it need replacing?

Often it can be repaired if it is caught early and the panels are sound. A wall leaning because a tieback failed can usually be re-anchored with new rods, helical tiebacks or a waler. Walls with failures spread along their length, many broken panels or heavy corrosion often cost less to replace than to keep patching. An on-site look and, for structural work, an engineer decide it.

Is a sinkhole behind my seawall an emergency?

It means soil is escaping through or under the wall, and the hole usually grows with each tide and each heavy rain. Keep people, vehicles and heavy loads back from the edge and have it looked at soon. Filling it with soil without fixing the opening only hides the problem.

What is the most common seawall repair in South Florida?

Joint and crack work with filter fabric and void filling, and cap repair, are among the most common, because soil loss through joints and corrosion of the cap steel are frequent problems on older concrete walls. Tieback work is common on walls that have started to lean.

Do I need a permit for seawall repair in Fort Lauderdale?

Structural seawall work needs a City of Fort Lauderdale building permit with sealed plans and surveys, and Broward County requires a license before any work in, on, over or under county waters. The licensed contractor normally applies for both.

How much does seawall repair cost?

Published 2026 figures run from about $800 for sealing hairline cracks to $10,000 to $30,000 for tieback anchor work, and roughly $100 to $600 per linear foot for broader repairs depending on scope. Fort Lauderdale sources publish higher per-foot figures for some work. A written quote after an on-site look is the only reliable number.

Will a seawall repair make me raise my wall to 5 feet?

Only if it counts as a substantial repair, which in Fort Lauderdale means work along more than 50 percent of your shoreline or costing more than 50 percent of the wall's fair market replacement cost. A cited wall must also be fixed within 365 days. Targeted repairs under the line usually do not trigger the elevation standard.

Who actually does the repair?

A licensed, insured local seawall contractor. We assess the wall on site, document what we find and coordinate the right licensed contractor for the job, who gives you a written scope and price, pulls the permits and does the work.

How long does a seawall repair take?

Small crack, joint and cap repairs can take days of work once permits are in hand. Tieback work and larger repairs take longer, and permitting often takes longer than the construction. Ask for a schedule that separates the two.

Can I repair my seawall myself?

Cosmetic cleaning and clearing weep holes are fine, but structural seawall work generally needs a licensed contractor, a city permit and a Broward County license for work in county waters. Surface patches over rusting steel or open joints usually fail quickly.
